915 Lady Street

The 915 Lady Street warehouse was originally built in "The Vista" (West Gervais Street Historic District) in 1932 for the National Biscuit Company. After a major renovation that led the resurgence of the district in the 1990's, the warehouse was struggling to find tenants when purchased by new Ownership in 2019. Using local and federal historic tax credits and with coordination with the Department of Archives and History, 1x1 Design and the owners carefully reconfigured the interior space to maximize natural light and rentable square footage. Three potential tenant suites were developed, which could also be rented in a variety of options, depending on tenant need and availability. Accessible restrooms were also introduced to the layout. Along the plan west side of the building, the existing loading bays and original coiling doors were restored. New glass operable garage style doors were installed with a contemporary feel, allowing maximum flexibility for light and natural ventilation. As part of the renovation, the roof for the entire facility was assessed and replaced, also adding insulation and coordinating around (and repairing) existing skylights. Additionally, the existing HVAC system was assessed. Units were replaced and repaired, as deemed best by the design team and Owner.

The project was successful in securing tax credits and was awarded with a Historic Columbia Preservation Award in 2021.
